30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change.

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:


    - Administrative Processing Fee: $5

    - Valet Trash: $30 

    -Parking Fee:$30

    -Package Sytem:$25

    - Pest Control: $5

    - Water: Based on floor plan and occupancy and billed in addition to your monthly rent

    - Electric: Based on floor plan and occupancy and billed in addition to your monthly rent

    - Pet: If applicable, $25 per pet

    - Debit Card Payments will incur a service fee ranging from $3.95 to $9.95 per transaction

    - Credit Card Payments will incur a service fee of 2.95% per transaction

  • What do I need to qualify for an apartment?

    We're thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verifications. After you have finished your application, you will receive a confirmation email with preliminary approval.

    To make your approval final, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to confirm income requirements. If you want to review the full requirements prior to applying, please contact the leasing office for a full breakdown.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Marq on Ponce as your new home!

    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease
    2. Setting up your resident portal account
    3. Paying move-in fees and deposits
    4. Sending our team confirmation of your renters insurance
    5. Setting up your move-in appointment

    We will stay in contact with you through this process and are available to answer any questions that you may have to make your move in as smooth and easy as possible.

  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Marq on Ponce! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment. On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!

  • As a resident, where will I park? What about my guests?

    Thanks for your question! Each resident receives a permit to park in the parking garage behind the security gate on a first-come, first-served basis. Guests must pay to park overnight inside the garage in designated visitor spaces.

  • As a resident, how will I receive packages?

    We're happy to share that we have a partnership with Fetch, a 24/7 off-site package management service. All packages are delivered to a secure, climate-controlled Fetch facility. Residents will receive an instant notification to select their delivery preference, and Fetch will deliver the package during the chosen delivery window.

  • What school district is Marq on Ponce in?

    Students at our community attend Atlanta Public Schools. Depending on their grade level, students will go to Springdale Elementary, Inman Middle, or Midtown High School.
